Residential (Long Term Lettings) Property Management

We have two levels of service, if you want us to advertise your property and find the tenant arrange viewings and the contract but then wish to manage the day to day affairs of the tenancy yourself then the Basic Lettings Package is an ideal option, however if you want a completely hassle free service from start to finish then the Residential Property Management Package should meet all of your Needs.

We do not charge any upfront fees for Residential Property Management Services; our fees are taken directly from a tenants rent, so if we don’t deliver you don’t pay.

Basic Lettings Only Package

• Marketing and advertising in order to attract suitable tenants.
•  Handling enquiries and arranging for prospective tenants to view the property and complete applications.
•  Introducing suitable tenants.
•  Collecting and holding any security deposit paid by the tenant.
•  Arranging, receiving and processing initial payment made by the tenant.
•  Completion of standard tenancy agreement.

Complete Residential Property Management Package

• Marketing and advertising in order to attract suitable tenants.
•  Handling enquiries and arranging for prospective tenants to view the property and complete applications.
•  Introducing suitable tenants.
•  Collecting and holding any security deposit paid by the tenant.
•  Arranging, receiving and processing initial payment made by the tenant.
•  Completion of standard tenancy agreement.
• Overseeing the day to day affairs of the tenancy.
•  Monitor and receive rental payments on behalf of the landlord,
•  Issue of rental statements on a monthly basis and maintaining an accurate rental payment record.
•  Take prompt action with tenants in the event of any payment delays.
•  Payment of approved invoices.
•  Liaising with and acting as intermediary between landlord and tenant.
•  Visiting the tenanted property on a quarterly basis by arrangement with the tenant and report to the landlord.
•  Dealing with associated correspondence. 
•  Prepare a detailed itemised inventory report, including photographic inventory.
•  Arrangement of Minor Repairs and maintenance e.g. Dripping Tap, Blocked Sink, Lost Keys.

Holiday Lettings Property Management

Letting your property on the Holiday market is the ideal option if you are looking to cover the cost of maintaining your Investment without blocking yourself from being able to stay in the Property or Committing to a long term tenant. 

You may also find that if your property is in a Popular Tourist Area that you can make a substantial Income from Holiday Let’s.

We do not charge any upfront fees for Holiday Property Management Services; our fees are taken directly out the bookings we obtain for your property so if we don’t deliver you don’t pay.

We have two levels of service for this type of property.  If you are just looking for KSL to advertise your property and manage the bookings but you wish to manage the maintenance and preparation of the property then our Booking Only Management Service is the ideal option for you.  If however you are looking for KSL to fully manage all aspects of the booking from start to finish then our Holiday Property Management Package should meet all of your needs.

Booking Only Package

• Responding to all enquiries.
• Managing Availability Calendars
• Managing Payments of all bookings, booking deposits, and Security Deposits.
• Use of JCC link (Credit/Debit Card) booking facilities.
• Monitoring and Updating of Website Advertising*.

Holiday Property Management Package

• Responding to all enquiries.
• Managing Availability Calendars
• Managing Payments of all bookings, booking deposits, and Security Deposits.

• Cleaning and Preparation of Property.
• Cleaning of Property After Guests Leave.
• Laundry of all bed linen and towels.
• Prep the Property by making up all Beds and Layout towels.
• Managing any problems that may arise during the Guests stay.
• Checking the property after a guest’s departure to check that the property has been left in the same condition as it was found.
• Acting as the sole contact for your guests during their stay (including 24 Hour Emergency Telephone Contact)
